The Place

Framlingham is a relatively small market town probably best known for its castle that majestically looks over the town.  Built in the 11th century it was home to many noble families and a visit here is well worthwhile.

Framlingham sits less than 12 miles north of Woodbridge and Ipswich the county town of Suffolk is approx 17 miles to the south west.

The Peony

Woodbridge has a branch line railway station to Ipswich and Lowestoft.  Ipswich provides direct rail links to London, Norwich and Cambridge.

The beautiful Suffolk Heritage coast is only around half an hour’s drive away, home to Aldeburgh and Thorpeness.  Just a little further away are the popular but traditional seaside resorts of Southwold and Walberswick.

With Landex New Homes, you’ll find that many items often classed as ‘extras’ are already included.  We like to deliver a finished product so all you have to think about when you move in is where to put your furnishings and how to dress your windows!

The Iris

With every property the emphasis is on keeping maintenance to a minimum to allow the homeowner more time to enjoy all the benefits of modern living.

All homes are traditionally constructed with brick.  The Cortizo Aluminium double glazed windows & external doors are finished in light grey or dark grey (externally) and white (internally).

Soffits, fascias barge boards and rainwater goods are colour coordinated in maintenance-free materials.

The Marigold

All homes are fitted with cottage style composite front doors with multipoint locks. Ample private off-road parking is provided to all homes and every property also has a garage (the majority are double) with an electric remotely operated door.

Rear gardens have patio areas and are turfed.

Inside, you’ll find underfloor heating to the ground floor (houses have radiators to first floor) with heating supplied by high efficiency Samsung Air Source Heat Pumps.

The Foxglove

The Neighbourhood

The Langshaw is a select development in a sought after market town with excellent facilities.  Framlingham has a thriving town centre with many independent shops, cafes, public houses and restaurants.  It’s host to a twice-weekly market serving local produce including cheeses, baked goods and wine.

The town is home to Thomas Mills High School and Framlingham College plus there are a number of primary schools in and around Framlingham.

Framlingham Castle

There is so much to see and do in the town and just beyond.  Framlingham Mere is a 33 acre wetland with a circular walk where you’ll get to see many migrating birds flying against the ancient castle backdrop.  Shawsgate Vineyard is just a 5 minute drive from the town centre offering tours and wine-tasting and is well worth a visit.

It’s easy to see why this is the perfect place for your new home.
